Full management vs K & L
Full-service management suits some owners, especially if you live out of town or want someone else collecting rent and handling repairs. If you'd rather stay hands-on and just want help with the legwork, here's how the two compare.
Full-service management
$1,620–$1,956
8.75%–10.75% of $1,400 = $123–$151 a month, so $1,470–$1,806 a year, plus a $150 leasing fee.
K & L Property Care
$550
Rent-Ready Package from $250 plus $300 flat showings for the vacancy. Add a $60 monthly check only if you want one.
The example uses rates published on one Saskatoon full-service manager's pricing page in October 2026 (8.75%, 9.75% and 10.75% of rent collected, plus a $150 leasing fee). Rates vary by company and plan, and full management also covers rent collection, screening and repairs, which we don't offer. Cleaning isn't included on either side. Prices are before GST/PST.
Switching is easy
An alternative to property management
Full-service management bundles everything into one monthly percentage. We break it apart. Pick the pieces you want, like listing photos and a ready-to-post ad, showings, a property check or a make-ready clean, and pay a flat fee for each one. You keep control of the tenant, the lease and the money.
In writing, in every owner agreement
We care about owners and tenants. These promises are in every owner agreement.
Honest reviews only. We never offer anything in exchange for a review.
The vacancy plan
What happens and when, from the day you hand us the keys. Tap a step.
The steps at day 0, 7, 14, 30 and 45 are promises. Cleaning, trade and listing timing depends on the unit and trade availability, and we confirm it with you in writing.
Flat fees, plus GST/PST
Starting prices. You get the final price in writing before any work starts.
Listing photos and a ready-to-post ad, written for you. You post it in your own name on Kijiji, Facebook Marketplace or Rentals.ca, so inquiries come straight to you.
In-person showings. Applicants go to you, and you choose the tenant.
A walk-through of a vacant or occupied unit (with proper notice), with photos and written notes. Want checks every month? See Care Plans.
Logged in and out, and back within 24 hours of cancelling with a signed key log. If we miss it, your next service is $50 off.
We book and let in the trades you approve. They bill you directly, with no markup.
We'll walk through your current contract with you. This is general information, not legal advice.
Make-ready cleaning
Done by K & K Ultra Cleaning, priced by square foot, supplies included.
If a unit needs much more than a normal clean, like heavy grease, garbage left behind or pet damage, we'll tell you before we start.

Monthly Care Plans
Optional flat monthly plans for owners who want regular eyes on the home. You stay the landlord. You choose the tenant, sign the lease and collect the rent. We look after the home itself.
Best for an occupied unit with a steady tenant.
Best for a vacant unit, or if you live out of town.
Best for a vacant home in winter, or if you're far away.
Per unit, plus applicable GST/PST. Extra checks are $40 on any plan. Included let-ins, call-outs and cleans don't roll over. A single check without a plan is still $60. Showings ($45 each or $300 flat) and the Rent-Ready Package are always paid per use, never bundled into a plan.
At most one interior check a month. Any other visits that month are exterior-only.
You, as the landlord, send your tenant written notice of entry at least 24 hours and no more than 7 days ahead, with a 4-hour window between 8 a.m. and 8 p.m., not on a Sunday. We can fill in the Notice of Entry form (ORT Form 4) for you to send. Your tenant's questions and requests go to you.
Heat, water, leaks, windows, doors, smoke alarms, mail and signs of entry on every visit.
Many insurance policies need a vacant home checked every 48 to 72 hours. Check your policy, and add extra checks at $40 each if you need them.
No rent or deposit collection, no tenant screening or selection, and no lease negotiation or signing. We never act as the landlord with your tenants or hold your money. To cancel, send a text or email. Your plan runs to the end of the month you've paid for, with no cancellation fee.
Emergency attendance means we go to the home and protect it: shut off water, secure a door, or call the trade you've approved. In a fire, gas leak or any threat to safety, call 911 first.
Straight talk
We're not a licensed property manager or brokerage, and we don't act like one. You stay the legal landlord, and here's where we draw the line.
Showings are provided under s.3(1)(i) of The Real Estate Act (Saskatchewan). We're not registered with SREC and we don't trade in real estate, so listing, leasing, rent and deposits all stay with you.
Owner FAQ
We're not one. A property manager usually advertises your unit, signs leases, collects rent and holds deposits for you. We don't do any of that. You stay the landlord, and we take care of the hands-on work, like showings, cleaning, photos, keys and checks, for flat fees.
You do. Anyone who wants to apply goes straight to you, and you approve the tenant and sign the lease yourself.
No, never. Rent, damage deposits and application fees go from your tenant to you. We never handle that money.
You get an update every week, and we review the asking rent with you at day 14 and day 30. If it isn't rented by day 45 of showings, we stop charging showing fees for that vacancy.
Every key, fob and code is logged in and out. If you cancel, everything comes back within 24 hours with a key log we both sign. If we miss that, your next service is $50 off.
Only after you, as the landlord, have given your tenant the written notice required under The Residential Tenancies Act, 2006: at least 24 hours and no more than 7 days ahead, with a 4-hour window between 8 a.m. and 8 p.m. We can fill in the Notice of Entry form (ORT Form 4) for you to send.
No. Plans are optional. Everything else is still pay-per-use, and a single property check is $60. A plan just suits owners who want regular checks and someone on call. It's month-to-month, and you can cancel anytime by text or email.
Send a text or email. It's month-to-month with no cancellation or exit fee. Showings stop the same day, and you only pay for work that's already done.
Yes. All prices are starting prices, plus applicable GST/PST, and you get the final price in writing before any work starts.
